Buying, selling or reviewing a portfolio requires a reliable understanding of value. PPO arranges valuation instructions with certified valuers, combining market evidence with the actual technical characteristics of the property. Valuation is a separate service from property marketing and brokerage.

What does it include?

  • Define the purpose, basis of value, valuation date and assumptions of the instruction.
  • Review available title deeds and drawings, inspect the property and research comparable evidence.
  • Analyse market value and, where requested, rental value or development scenarios.

What do you receive?

The appointed valuer provides a report setting out the methodology, evidence, assumptions and reasoned conclusion. The scope, certification requirements and applicable standards are agreed when the instruction is accepted.

How do we begin?

Send the location, use and floor area, available drawings, valuation purpose and preferred timescale. Timing and fees depend on the complexity of the property and the completeness of the documentation.

What is your property worth today?

A property's market value needs supporting evidence when you buy, sell, organise a portfolio or assess an investment. PPO combines technical knowledge of property with market analysis. Each assignment starts by defining its purpose, valuation date and intended report recipient.

Market value, tax-assessed value and asking price

The asking price is the price at which a property is offered. Greece's objective value is calculated under the tax valuation system. A market valuation examines the market and the particular property's characteristics and circumstances. These three figures can differ considerably: an advertisement or a simple calculation based on floor area cannot replace valuation analysis.

How the valuation is substantiated

  1. We define the property, the legal interest being valued and the purpose of the assignment.
  2. We review available information and arrange an inspection in line with the agreed scope.
  3. We analyse location, floor area, use, condition, leases and market evidence.
  4. We select the appropriate methodology and explain assumptions, limitations and conclusions in the report.

Depending on the property, comparable evidence, an income approach or other suitable methods may be used. Properties advertised for sale are considered market indicators and distinguished from verified transactions.

Information to prepare

Provide the address, title deed, available floor plans, building permit, area and use details, and the tenancy agreement if the property is let. We record outstanding technical or planning matters so that their effect on the assignment is clear.

How much does it cost and how long does it take?

The fee and timeframe are agreed after reviewing the property type, location, complexity and completeness of the information. The quotation defines the scope and deliverables.

Can I submit the report to a bank?

We check the intended recipient's requirements before accepting the assignment. Acceptance depends on the report's purpose, specifications and the organisation's procedures.

Who carries out the work?

The responsible valuer and the professional qualifications required for the assignment are agreed in advance. Meet Frixos Sakellaris and Vasiliki Ramfou in the PPO team. The Ministry of National Economy and Finance provides access to the Register of Certified Valuers.

Before a transaction, combine the valuation with an Electronic Building Identity and, where necessary, a check for unauthorised works.
