From property selection to investment assessment
Buying property for a Golden Visa requires commercial, technical and legal review. PPO supports property searches and assessments, the preparation of technical documentation and coordination with the relevant legal and notarial advisers. Selection starts with the investor's needs and the requirements of the specific investment route.

Golden Visa through change of use
The Ministry of Migration circular dated 25/09/2024 describes a special investment route starting at €250,000 in a single property converted to residential use. It requires the change of use to be completed before the application and sets specific conditions concerning when it takes place. Floor area and price alone do not establish eligibility.
We check each file against the applicable framework before any transaction. Two independently titled units are not automatically treated as one property because they are offered together. Where a change of use is ongoing, that status must be clearly stated.

Frequently asked questions
Does the purchase guarantee a residence permit?
The competent authority grants the permit after checking the requirements and supporting documents. Marketing a property does not constitute an approval decision.
